House rules
The essentials
- Up to six guests at Sun Villa, five at Sea Villa, eleven when you book both. No visitors beyond your confirmed reservation.
- No parties or events.
- No pets.
- No smoking indoors.
- No commercial photography.
Being neighbourly
- Quiet hours begin after 10 PM. The villas sit in a peaceful residential neighbourhood.
- When the villas are booked separately, please be considerate of the guests in the other house around the shared pool.
Safety
- In an emergency, call 911. For medical care, visit the nearest health centre or the hospital, Cheshire Hall Medical Centre, off Leeward Highway.
- The pool has no gate or fence. Please supervise children at all times.
- Exterior security cameras watch the entrance gate only.
- Smoke and carbon monoxide alarms, a fire extinguisher and a first aid kit in each villa.
Common questions
How far is the beach, really?
Long Bay Beach is about 900 metres away along the road. That’s around a ten-minute walk, or roughly five minutes on the golf cart. Grace Bay Beach is about a ten-minute drive.
What’s shared, and what’s ours?
Everything outside is shared between the two villas only: the pool, the pergola, the fire pit, the grill and the outdoor shower. Each villa has its own front porch, its own golf cart, and a keypad front door with your own code. There’s no public access, and if you book both, all of it is yours.
Where can we take the golf carts?
Around the neighbourhood and down to the beach. The carts aren't licensed, so they stay off Leeward Highway and out of Grace Bay. For anything further, take a car or a taxi.
Can we walk to dinner?
The nearest restaurant is at a resort just down the street on Long Bay: walkable, or a quick golf-cart ride. For groceries and most restaurants, plan on a car or a taxi.
Taxi or rental car?
It depends on your plans. Taxis suit airport runs and dinners out: they're licensed and booked by phone, and the airport rank is just left of the arrivals exit. There are no meters, so agree the fare before you set off. A rental car suits guests who want to explore, since Chalk Sound, Taylor Bay and the island's far ends are all a drive away. A full house of eleven will want a van or more than one car.
Can we drive on our own licence?
Yes, for your first 30 days, with a valid licence from the US, Canada, the UK or another Commonwealth country, or an international driving permit. The legal minimum age is 17, but rental companies set their own, often 25. Drive on the left, and at roundabouts give way to traffic coming from the right.
Where do we buy groceries?
The closest supermarket is Graceway Gourmet in Grace Bay, about 3.5 km away and open 7am to 9pm daily. Graceway IGA on Leeward Highway is about 7 km away and open 7am to 10pm daily.
Can we drink the tap water?
You can. Each villa also has a water cooler with a 5-gallon bottle of drinking water. If it runs out during your stay, please refill it.
What about plugs and money?
The outlets are US-style, 110 volts, so US plugs work as they are. From the UK or Europe, bring an adapter. The currency is the US dollar.
Can our group book both villas?
Yes. Together the villas sleep up to eleven across four bedrooms and seven beds, with three bathrooms and the whole gated compound to yourselves.
Can I work remotely from the villas?
Yes. Both villas have fast WiFi and a dedicated workspace. Sun Villa’s workspace is in a room with a door.
What’s the cancellation policy?
It depends on where you book. Booking direct and paying in full, you can cancel up to 14 days before arrival for a full refund; after that, there’s no refund. With the 50% deposit option, the deposit isn’t refundable, and within 14 days of arrival nothing paid is. If we ever have to cancel, you get back everything you paid. Bookings made on Airbnb follow the policy shown there at checkout.
